When you submit a booking via our online reservation system you will have read and accepted our terms and conditions - and this forms a contract between us.
Personal details
Personal information provided to Leckie Treehouses will not be shared with any third party.
Bookings and payments
Bookings can be made via credit or debit card using our online booking system on the website. If you wish to pay by bank transfer please contact bookings@leckietreehouses.co.uk
We will take a 25% deposit to secure your booking, the balance being due eight weeks before your stay, if this is not paid your booking may be cancelled. If you are travelling within eight weeks, we will require full payment.
On receipt of your payment, a confirmation will be sent to the email address provided confirming the details of your stay. If you have not received your booking confirmation within 48hrs, please let us know as soon as possible.
The Treehouses accept bookings from persons over 18 years of age.
Please inform us if you have any specific requirements including disabilities or impairments. In this case, please contact bookings@leckietreehouses.co.uk directly to discuss your particular needs.
Prices
The prices featured on the website are not binding. We reserve the right to modify these prices. The price stated at the time of confirmation is binding.
Rescheduling and cancellations
We know that plans can change, and we will do everything we can to accommodate changes to your stay wherever possible. This will be subject to availability and rate changes depending on the seasons.
If you cancel more than sixteen weeks in advance we will issue a full refund.
If you cancel less than sixteen weeks in advance, your deposit will be non refundable.
If you cancel within eight weeks, having paid your balance we cannot promise a refund but will do our best to re-sell the dates and refund you the balance payment.
We strongly recommend travel insurance to cover any changes in circumstances for all types of stay.
Covid 19
If government restrictions are put in place within your or our area which do not permit travel, where possible we will secure new travel dates (subject to any seasonal rate changes), or if this is not possible we will issue full refunds.
Please ensure that you have a travel insurance policy that covers you for Covid-19. This policy should cover your costs if your stay at The Treehouses needs to be cancelled because you have to self-isolate due to Covid, and are therefore unable to travel.
Checking in and out
Check in is from 3.30pm on your day of arrival. Please let yourselves in to your Treehouse and make yourself at home. Jules or Erica will give you a call around 6pm to make sure you are happy with everything and to answer any questions.
Check out is by 11.00am on your day of departure.
Early check-in and late check-out - We cannot offer an early check in or late check out just now.
Smoking
The Treehouses are not suitable for smokers.
Anyone smoking on the site is responsible for disposing of their cigarette butts in a bin and not littering.
Children
We are delighted to have children of all ages at The Treehouses, however, please ensure they are accompanied by an adult at all times. This includes in the treehouses and on walks in the surrounding area. Up to three children are included in the cost of our two bedroom units (Wren and Siskin) if the third child is sleeping in a travel cot or your own mattress. There is an £80 per stay surcharge for use of the sofa bed if required. Cots and highchairs can be provided free of charge.
Pets
Dogs are the only pets allowed on the premises. No other kinds of pets are permitted at The Treehouses. Guests must make us aware that they wish to bring a dog(s) at the time of booking and agree to pay the surcharge of £20 per dog for accompanying dog(s). There is a maximum limit of two dogs for each Treehouse.
We love dogs but cannot accommodate badly behaved ones! Sheep, cattle, wild deer and other animals roam free around The Treehouse site and it is the responsibility of dog owners to keep their dog under control at all times. Guests may be required to vacate the premises, after being warned if their dog is causing issues and they continue to fail to control it. In such circumstance, no refund will be payable to the guest for the unexpired part of their stay. Any injury or death caused by a guest’s dog to a person, another dog, stock animal or wild animal is the responsibility of the dog’s owner. In cases of injury or death of live-stock or wild animals caused by a guest’s dog, The Treehouses reserves the right to charge that guest for any applicable veterinary care or animal replacement costs.
Dogs are not allowed on the furniture at The Treehouses and an additional cleaning fee will be charged if this is apparent. If they have a tendency to chase wild animals or fight with other dogs they must be kept on a lead at all times. We ask that any fouling close to The Treehouses, roads or foot-paths should be cleaned up by the dog’s owner.
We will supply water bowls but please bring your own dog beds.
Questions, requests and problems during your stay
We want to ensure you have the very best experience during your stay with us so if there is anything we can do to make your stay more enjoyable, please do not hesitate to let us know- we are always on hand to do what we can to help.
Complaints

We take all complaints very seriously and wherever possible will do our upmost to resolve any issues to ensure you have the very best experience.
Damages and repairs
Please leave your treehouse clean, tidy, and in the same general condition it was in when you arrived. Although we understand accidents happen, we reserve the right to charge the lead guest for any damages caused through the course of a booking by any member of the booking party. This includes breakages, spillages, stains, damage to furniture or fixtures and fittings. Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. Lost keys will incur a replacement charge per key lost.
Inventory
We keep an inventory of everything in each Treehouse and refer to it before and after every stay. If you remove something from your treehouse, we may invoice you for its replacement.
Visitors
The maximum number of staying guests per treehouse is four in Chiffchaff and Goldfinch and six in Wren and Siskin, unless by written agreement and the property will be used solely for the purpose of a holiday by you and your guests.
Only the lead guest and the named booking party are allowed to use the property and its facilities and we don’t allow visitors during your stay.
For your Safety and Health - General Responsibility
We would love our guests to enjoy the treehouses and the wider area at their own leisure, however we cannot accept any responsibility for any accidents, injuries, illness, loss or damage suffered during your stay – either in the treehouse or the surrounding land.
Please take particular care with children around the pond and streams. There is a working farm nearby so please keep a close eye on children around livestock and any machinery.
Please be advised that the section of road between Goldfinch and Wren runs parallel with an extremely steep banking. Please stay away from this area.
If walking up near the cairn, please be aware and take extra care as there are no clear footpaths and bad weather and fog can be disorientating.

Force majeure
We cannot accept responsibility or be responsible for compensation in a situation that cannot be avoided, foreseen or is in any way out of our control. The event may include any kind of destruction or damage through fire, flood, explosion, storm, weather damage, break in, criminal damage, riots or civil strife, industrial action, natural or nuclear disaster, adverse weather, war or threat, actual or threatened terrorist activity, epidemic and any similar situation beyond the owners’ control.
Guest no-show
If you can no longer arrive on the first day of your booking, let us know. If you haven’t arrived by midday on the second day of your stay and we haven’t heard from you, we’ll cancel your booking and may re-let your treehouse.
Inappropriate conduct
Guests undertake to behave in a proper, appropriate, and legal manner with due respect to the owner, the property, other guests and their property. If any guest behaves inappropriately, improperly or illegally, The Treehouses reserves the right to ask the guest and their party to leave the site before the end of the holiday and no refund will be issued.
General
Our terms and conditions exist to keep our staff and customers safe, and help us deliver high quality experiences time after time. If you break the terms of your stay, we reserve the right to ask you to leave without a refund. We reserve the right to change these terms and conditions at any time without prior notice. In the event that changes are made, the revised terms and conditions shall be posted here immediately. Please check the latest information posted herein to inform yourself of any changes.
